Four days ago my wife and I closed on a new home, guided all the way by James Minesolo of Fairway Independent Mortgage.. We had been directed to James by our daughter and son-in-law, who praised his services in helping them buy their own home four or five years ago. We have never worked with a professional who combined total competence with such responsiveness, attentiveness, clarity, enthusiasm, warmth, and support. After we hung up from our first telephone conversation with James, I said to my wife, “Now there’s a man who loves his work.” James’s main function is to assess and document his clients’ financial eligibility for a mortgage loan. He explains the bases for his determination including the mysteries of front-end and back-end debt-to-income ratios and will help you to identify and assemble the documentation you require. He simplifies this complicated procedure into easily manageable steps so that you feel like a data entry wizard. Also, he guided us through a number of choices we faced, such as whether to use a HELOC to pay off certain debts and warned us against some steps we had not even considered such as assuming additional debt or initiating any process that might trigger a credit check. He also advised us about critical considerations concerning any property we considered buying: What was the maximum asking price within our reach? What were the property taxes? Were these taxes dependent on the market price of the house or some other basis of assessment? Were there HOA fees? He knows the area he serves inside and out and is familiar with their regulations and avenues to accomplish whatever is needed. In a process fraught with many questions, anxieties, and misgivings, you will value James for his simple availability. You won’t encounter phone trees or three-day waits until he comes back from a long weekend as happens with many professionals. James will be there either immediately or within a very brief period, and you will have his full attention. He is also resourceful and proactive. If you are concerned that lack of central AC is a deal-breaker in a home you would otherwise love to buy, he will know of someone who can install that or a host of other such improvements for you. James is also, of course, fully connected with the other valuable services Fairway Independent Mortgage offers and is quick to iron out any problems you encounter with them. Fairway Home Connect was useful in facilitating our connections with the internet, but they also helped us start what we thought would be re-activation of an existing security service in the home. It turned out to require an entirely new and expensive installation, so we decided to take advantage of the three-day free cancellation service offered by the provider. But the security company impeded all our attempts to cancel on-line or by telephone. Reddit was full of complaints about the impossibility of cancelling a contract with this company. We called James, and within an hour we received a call from the security company to apologize and assure us that our contract had now been canceled. My wife and I are deeply grateful to James and consider him a friend. He is a rare example of a warm and supportive, always encouraging human contact in a time of robots and phone trees. He has our strongest recommendation.
